Bell graduate opens Florida’s first 1to1 Plans franchise

Thanks to a Bell High School graduate, Floridians now have the ability to walk through their house plans before the foundation is even laid.
Mike Keesee, a 1974 graduate of BHS, has owned a residential design studio in the Orlando area since 1992. In that time, it has expanded to become the Total Solutions Group, which offers residential design, commercial design, structural engineering. reprographics and permitting under one roof.

Last year, Keesee opened the first 1to1 Plans franchise in Florida, which allows clients to walk through a 1 to 1 model of their plans before they begin building.
Keesee said he got the idea to open the franchise when he saw a TikTok from the Dallas-based business in August 2024.
“Ironically, my business parter, Carl Brown, and I saw that and flew out to Dallas because we had a conference going on that week,” Keesee said. “We went to their studio and said, I think this is something that we need to bring to Orlando and help our clients see their plans better.”
The current Sanford location is the first and only location in Florida, but Keesee said they are planning to open a future location in the Tampa area.
Keesee said using 1to1 Plans allows clients to find issues in designs before they start building.
“The biggest advantage for the client is they’re able to walk the house during the design stage at a full scale,” he said. “They’re able to walk the home and make sure the hallways are wide enough, the bathrooms are wide enough and big enough, the spaces between the kitchen cabinets and the islands are adequate, the door swings are not colliding together.”
Keesee said they have furniture that can be placed in the room to make sure they can set the room up the way they want to.
“We even have a toilet so that if they want to sit in their water closet and make sure they have enough elbow room or that the door will actually close when they’re sitting on the toilet, it will actually work,” he said.

Clients can place furniture to visualize how the room will look.


Keesee said to look at plans for a home up to 3,000-square-foot for an hour and a half costs $1,125 and up to 6,000-square-foot homes cost around $1,240. He added they have done homes from 1,000 square feet up to two homes that were 16,000 square feet and a 20,000-square-foot home.
Homes are not the only thing that you can visualize with 1to1 Plans.
“The beauty of it is that if it has anything to do with a floor plan — or actually, not even a floor plan — a plan itself, it can be visualized on our floor,” Keesee said. “It could be used for residential, commercial, it could be used for landscaping plans, pool plans and even kitchen cabinets.
“We have a kitchen cabinet maker in town now that actually uses us for the client to walk during the design stage instead of the way they used to do it, when they would go out to the house after it was already up and lay out blue tape on the floor so they client could see that,” he said. “But at that time, it’s too late because it’s going to cost them money to move plumbing, to move electrical at that time if something’s not in the right place.”
Keesee said clients save an average of $5,000 per home by walking through the plans in advance.
Clients walk through a room with a floor made up of 208 monitors similar to a desktop monitor to show the plans on the floor. They also have an 18.5-by-40-foot IMAX screen where they show the floor plan.
Keesee said they always start by walking through the front door, then panning to the rooms that the clients want to see, using the monitors on the floor to allow the client to walk through the room like they’re actually in it.

A floor comprised of 208 monitors allows clients to walk through their floor plans at a 1:1 scale and find any issues before they begin building.


Keesee said interior designers especially appreciate it because they can walk the clients through the home and discuss finishes and use the IMAX screen to show the interior designs on the wall at a scale where the clients can actually see them.
The current location is located at 4160 St. John’s Parkway in Sanford and is open Monday through Saturday.
Keesee said you can find 1to1 Plans online and choose the Orlando location to book a session time, and they will take it from there.
